NOTHIN’ BUT A GOOD TIME, FEATURES GORGEOUS MOUNTAIN VIEWS AND MODERN AMENITIES. Nothin’ But A Good Time, was built in 2018 With breathtaking Smoky Mountain views and family vacations in mind . This 3, 400 square foot cabin and features 3 levels with 5 bedrooms and 3 full baths. The lower level houses a wet bar, 2nd living area, 60 game arcade, pool table, and a theater room with surround sound and sofa recliners! Lots of Room For Everyone!

Nothin’ But a Good Time is a three level, 5 Bedroom 3 Bathroom cabin with a Theater Room, FirePit and spa.

We are nestled on an acre lot in a quiet area with easy roads. Our driveway is paved and has parking for up to 8 vehicles and can accommodate a trailer.

Only 8-10 minutes to the main parkway in Pigeon Forge, 15 minutes to Wears Valley, 20 minutes to Dollywood, 25 minutes to Gatlinburg and all the attractions Sevier county has to offer. 20 minutes away from downtown Knoxville.

**We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own supplies during your stay. We appreciate that our guests take good care of our home and ask that you use only what you need**

If booking thru Airbnb you agree to the following RENTAL AGREEMENT:

1. No smoking inside or on the decks.
2. Drugs of any kind are NOT permitted.
3. People other than those in the Guest party, set forth in the on-line agreement, may not stay overnight in the property. Any other person allowed in, or on, the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary. No more than 12 persons (including infants) are allowed in the cabin at any time.
4. Guests should not create noise at an excessive level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 10:00 PM – 8:00 AM.

5. All the units are privately owned; the homeowners are not responsible for any accidents, injuries or illness that occurs while guests are on the premises or using its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6. Guest agrees to keep the property and all furnishings in good order.

7. Treat all appliances with respect.
8. No pets allowed! If we determine that you brought an animal of any kind into our cabin there will be a charge of $500 plus the cost of replacing any items that have fur or other pet damage.
9. There is enough parking for 8 vehicles. Park in the designated areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

10. Housekeeping:

There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rates.
11. Check Out is at 10 AM. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Please remove the sheets from all beds and place sheets and towels on the floor (not in the bathtub) of the bathrooms.
12. Please lock all doors and all windows upon departure

13. Garbage: Put all trash in the proper bear proof trashcans.
14. Hot Tub: No children and use with caution please. Please remember to replace the cover when not using the hot tub so the water stays warm.
15. Septic: The cabin is on a septic system. The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER.

16. Weather: No refunds will be given due to weather.

17. Damage: Any damage to any items in the cabin including couches, chairs, tables, TVs, pool table, hot tub, beds, sheets, towels, pillows, etc, is the responsibility of the renter.
