Guest Policies & Rental Information

• Rental Agreement: Guests must electronically sign the rental agreement within 48 hours of booking. ID verification and security deposit authorization are required.

• Pool Notice: The POA/HOA manages and maintains the community pool. Overnight Digs does not control pool schedules or maintenance.

• Lake Drawdown Notice: Lake Hamilton undergoes an annual drawdown starting November 1st, with refilling beginning between March 1st and March 8th (completed by March 15th). Water levels drop during this winter window.

• Trash Policy: Secure all trash inside street cans with no loose trash. Keep cans on the street to avoid a $100 local fine.

• Neighborhood Construction: Active construction is underway on an adjacent property. Audible construction noise may occur during standard daytime working hours.

• Wildlife Notice: Deer, bears, snakes, and geese frequent the area. Keep a safe distance and do not leave food outdoors.

• Support Hours: Business hours run from 8 AM to 11 PM. For after-hours HVAC or plumbing emergencies, refer to the emergency provider contacts listed in your check-in guide (Roto-Rooter for plumbing and Air Masters for HVAC).
