River Daze is the perfect cabin for you and your family/friends. This brand-new cabin is equipped with luxury amenities to maximize your comfort, while enjoying beautiful river views. This is a true riverfront cabin: enjoy fishing, kayaking and swimming (please note river levels fluctuate daily).

20 min drive to Hochatown and 25 min to Beaver’s Bend State Park.

🌟BEDROOMS & BATHROOMS 🌟

Your group of ten will sleep comfortably thanks to the three king bedrooms and additional sleeping spaces in the game room. The two bedrooms on the main floor are outfitted with a king-size bed, a flatscreen TV, a luggage storage rack, and a dresser. Each bedroom has an ensuite large bathroom. The upstairs master bedroom features a cozy king-size bed, a flatscreen TV, and a dresser. It offers access to a deck overlooking the river and has an ensuite bathroom. The 2 trundle beds with a pullout in the game room are comfortable sleeping options for four additional guests. This room also has access to the deck overlooking the river.

🌟KITCHEN & LIVING ROOM🌟

Channel your inner chef and whip up tasty meals in the fully-equipped kitchen. You’ll have all the steel appliances like a stove, oven, microwave, and dishwasher at your disposal, along with some extras like a blender, crockpot, waffle maker, electric kettle and toaster. There’s a separate coffee bar complete with a Keurig and drip coffee maker, mugs, and condiments. Gather around the dining room table and enjoy your meals and morning coffee looking at the river in the backside. In addition, the kitchen Island also has bar seating for 4. The living room is perfect for relaxing and offers plush furnishings, a fireplace, and a large flatscreen TV.

🌟GAME ROOM🌟

The game room is a fun place for kids and adults to hang out. You’ll find a foosball table, an arcade game and a few board games. There’s also a flatscreen TV mounted on the wall if you want to watch the games while you are here. Seating is available on a few stools around the arcade. Feel free to peruse our collection of board games and have a family game night back in the living room or game room. There is also an outdoor corn hole set for your enjoyment.

🌟DECKS🌟

You can access the main deck from the living room on the main floor. Breathe in the fresh air with a steaming cup of coffee in hand or simply relax in one of the outdoor chairs. You can also prepare a meal and eat at a dining table on the lower deck. The upstairs rooms also open to deck with sitting option to enjoy the amazing river views. Cook up some tasty meals on the gas BBQ grill to switch up your lunches or dinner, and finish up a fun day with a deep soak in the bubbling hot tub.

You will have private access to the entire cabin, so feel free to make yourself at home. A personalized code for the front door will be sent to you 24 hours before arrival.

The gravel driveway can fit up to 6 cars + boats/trailer.

💦ENTRY:
Front door has an electronic keypad in which you will enter your personalized key code. Check in any time after 4pm CST. Check out is at 11 am CST. No late check out or early check in. If you arrive early or depart late there will be a $50 charge per guest. Must sign a rental agreement within 48 hours of booking. This correspondence will occur through our Channel Manager OwnerRez.

Hot spot internet (As we are located in a rural area, please note that the wifi & cell phone service will be limited).
5 Brand New TVs (65 inch in living; Other 4 in bedrooms and game room)
All TVs are Roku smart TVs (Netflix, Disney +, etc) You can log right into your account. (we are expecting cable internet soon, until then internet is very limited). Please bring your favorite book to catch up on some reading!

💦LAUNDRY:
Full size washer and dryer. Limited laundry detergent pods provided.

💦AMENITIES:
Our cleaning service provides start-up supplies including paper towels, dish soap, dish washer soap, kitchen can liners, toilet paper, hand soap, and bathroom can liners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out. Basic toiletries such as bath soap, shampoo, conditioner are provided for starters.
Outdoor Grill: A propane grill is provided for your use. Please clean out the grill after every use.
Outdoor Fire Pit: Starter kit of marshmallows is also provided.

💦TRASH:
Please place all trash in trash bags and place them in the trash containers on the side of the driveway. We do not have regularly scheduled trash pick ups.

💦HOT TUB:
Glass is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or are pregnant. Use the hot tub AT YOUR OWN RISK!

💦GAMES:
Foosball table, Arcade Game, Board Games , and Outdoor Corn Hole Set

💦SECURITY:
Ring Floodlight Security Camera at the front door facing the driveway
NO indoor cameras.

💦PETS:
Well behaved & housetrained pets are welcome with prior approval of 150$ per stay per pet upto 2 pets Things to note: The yard is NOT fenced. The guest’s dog must have required shots, licenses, and tags, including name tags. Guest must provide dog bedding/crate and towels to wipe off wet paws and fur. Please do not use the cabin towels for pets. Dogs are not allowed on furniture or beds.

Do NOT leave your dog at the cabin unattended. (2 crates are provided). If guests’ dog sheds, please brush the dog outside daily. Guests must pick up after their dogs and discard waste properly. Please do not wash your dogs in the bathtubs or showers. Guests may use the garden hose for such purposes on the driveway only. Guests are responsible for cleaning up any “accidents” their dog has caused inside. Please notify us of any accidents or damage. Guests are required to pay for any damage their dog causes.

💦SMOKING:
Absolutely NO Smoking indoors.

💦REFUNDS
We do not offer refunds for weather/natural disasters/power outages/acts of God/other things that are beyond our control. We recommend the purchase of Travel Insurance for all planned vacations.

💦LOCAL FAUNA/CRITTERS/INSECTS:
We have a regular pest control company that does its best to maintain our premises. As we are located in a rural area, please note that bugs may be present on the property. This cabin is located on the river. As such it is important for potential guests to understand before making a reservation that mother nature and her loving family of flora and fauna may make their presence known including snakes, lizards, deer, bears, raccoons, spiders, ladybugs, wasps, bees, rabbits, excessive pollen, poison ivy/oak, chiggers, beetles, field mice, ants, cockroaches, squirrels, opossums, flies, walking sticks, coyotes, moths, and butterflies, just to name a few.

💦CONSTRUCTION
There will be no construction on the weekends, but you may see building materials around the area. There is construction during weekdays.
